AI Always Answers for Property Managers

An after-hours maintenance line for residential property managers on Long Island. Nights and weekends, it answers resident maintenance calls, pages your on-call person for emergencies, and logs everything else for the morning.

$1.50 per unit a month, $199 monthly minimum. No setup fee, no long-term contract.

What it gets on every call

Your on-call person gets the details needed to act, not a garbled voicemail.

  • Where: property address and unit number, read back to confirm
  • Who: resident name and a confirmed callback number
  • What: the problem in the resident's words, whether it's still happening, and whether other units are affected
  • Access: whether maintenance may enter if the resident isn't home

Emergencies get a person. The rest waits for morning.

You set the rules at setup. A burst pipe at 2 AM pages your on-call person. A dripping faucet goes in the morning log.

  • Gas smell: tells the caller to leave the building, not flip switches, and call 911 or the gas company from outside
  • Fire, smoke, or a CO alarm: tells them to get everyone out and call 911
  • Flooding, sewage, no heat in the cold, or an unsecured unit: marked urgent and sent to your on-call person right away
  • Not sure if it's urgent? It pages your on-call person so a human decides
  • Routine requests are logged with a summary, recording, and transcript for the office

What it never does

It's a maintenance line. It doesn't run your office.

  • Never answers leasing, availability, application, or rent questions. It refers those to your office during business hours
  • Never quotes repair prices or says who pays
  • Never promises a time or says someone is on the way
  • Never says it called 911 or the utility for the caller
  • Never takes card or bank numbers

Simple per-unit pricing

$1.50 per unit per month, with a $199 monthly minimum. No setup fee, no long-term contract.

  • Up to about 132 units: $199/month
  • 200 units: $300/month
  • 300 units: $450/month
  • Includes urgent paging to your on-call person, call summaries, recordings, and transcripts

Questions property managers ask

What does the after-hours maintenance line do?

It answers your maintenance line when the office is closed. It gets the property address, unit, resident name, callback number, and the problem. Urgent issues are sent to your on-call person right away. Routine requests are logged for the office in the morning.

Which calls are treated as urgent?

You set the rules at setup. By default: gas smell, fire, smoke or a CO alarm, flooding or an active leak, sewage backup, no heat in cold weather, a unit or building left unsecured, and nighttime lockouts. When it can't tell, it treats the call as urgent and pages your on-call person so a human decides.

What happens on a gas, fire, or CO call?

Its first words tell the caller what to do: for gas, leave the building, don't flip switches, and call 911 or the gas company from outside. For fire, smoke, or a CO alarm, get everyone out and call 911. It never says it called anyone itself.

Does it answer leasing or rental questions?

No. It's a maintenance line only. If someone asks about availability, applications, or rent, it tells them to call the office during business hours and doesn't collect any leasing details. That keeps leasing conversations with your staff.

Does it quote repair prices or arrival times?

No. It never gives a price, says who pays, or promises when someone will come. It tells the resident that maintenance will go over that when they call back.

How much does it cost?

$1.50 per unit per month, with a $199 monthly minimum. So up to about 132 units is $199 a month, and 300 units is $450. No setup fee and no long-term contract.

Does it work with my property management software?

Not directly yet. Each call is emailed with a summary, recording, and transcript, which your team can add to Buildium, AppFolio, Yardi, or whatever you use. If you need a direct software integration, a larger platform may suit you better.

Do I keep my number?

Yes. You forward your after-hours or maintenance line to your AI line. We set that up with you on a short call.

Is it an AI?

Yes. It tells callers it's an AI assistant if they ask. It answers every call it receives, but it isn't a replacement for an on-call maintenance person. It makes sure that person gets the right calls with the details they need.

Can I hear a demo?

Yes. Call (631) 405-4286 and pretend you're a resident with a leak, no heat, or a gas smell. It answers as a fictional company, Kettle Pond Property Management. In the demo, nobody is actually paged.
